Terms of Service

These Terms of Service (“Terms”) govern your access to and use of Landlord Ally. By creating an account or using the service, you agree to these Terms.
What Landlord Ally is
Landlord Ally is a maintenance communication and organization tool. It collects maintenance requests, keeps conversations and photos in one place, tracks status, and helps landlords stay organized. We are not a contractor, property manager, inspector, insurer, or law firm, and we do not perform repairs or dispatch emergency services.
Ally's AI output
Ally asks tenants clarifying questions and produces factual summaries, a service category, and a priority label based only on what the tenant reported and any photos attached. This output is informational and organizational only.
Ally's replies, summaries, categories and priority labels are not a professional diagnosis, inspection, repair instruction, cost estimate, safety certification, legal advice, or emergency service. AI output may be incomplete or inaccurate and must not be relied on as the sole basis for any decision.
Emergencies: if there is a gas leak, fire, flooding, electrical hazard, or any risk to life or property, call emergency services and your utility provider immediately. Do not rely on Landlord Ally, an emergency flag, or an SMS notification to summon help.
Landlord responsibilities
- You remain solely responsible for all decisions about maintenance, repairs, and habitability, and for the timing and adequacy of your response to any request.
- You are responsible for selecting, vetting, licensing checks, insuring, scheduling, supervising and paying contractors.
- You are responsible for property safety, inspections, and compliance with all applicable landlord-tenant, housing, building, privacy and telecom laws.
- You are responsible for the accuracy of the information you enter, including property, unit and tenant contact details, and for having a lawful basis to enter tenant information.
- You are responsible for keeping your account credentials secure and for activity under your account.
No guarantees
We do not guarantee contractor availability, pricing, workmanship, repair outcomes, or any response time, and we do not guarantee message, SMS or email delivery. The service is provided “as is” and “as available” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We strive for reliability but do not guarantee uninterrupted or error-free access.
Acceptable use
You agree to use Landlord Ally only for lawful purposes, not to harass any person, not to upload unlawful content, not to attempt to access another account's data, and not to interfere with the operation or security of the service.
SMS communications
You will receive SMS messages from Landlord Ally only if you affirmatively opt in using the separate, unchecked-by-default SMS consent checkbox. Providing a phone number, creating an account, using Landlord Ally, or submitting or handling a maintenance request does not, by itself, constitute consent to receive SMS messages. SMS consent is optional and separate from your acceptance of these Terms or the Privacy Policy. We do not send marketing text messages.
Message frequency varies. Message and data rates may apply. You may opt out at any time by replying STOP. For help, reply HELP.
Subscriptions, free trial, billing and cancellation
- Free trial: new landlord accounts may start a 7-day free trial. A valid payment method is collected at signup, and the first charge occurs when the trial ends unless you cancel before then.
- Plans and pricing: subscriptions are monthly and priced by portfolio size, as shown on our pricing page. Portfolios of 36+ properties are handled through Contact Us rather than self-serve checkout.
- Property limits: each plan covers a set number of properties. If you reach your plan limit, you must upgrade before adding another property.
- Renewal: subscriptions renew automatically each month until cancelled. Prices may change with prior notice, effective at your next renewal.
- Upgrades and downgrades: plan changes take effect immediately and are prorated by our payment processor.
- Cancellation: you may cancel at any time from the billing area. Your subscription stays active until the end of the current billing period, after which it will not renew.
- Refunds: payments are non-refundable except where required by law. Cancelling stops future charges; it does not refund the current period.
- Failed payments: if payment fails, we may retry and may suspend access until the balance is settled.
Communication between landlords and tenants
Landlord Ally facilitates messaging between landlords and tenants. We are not a party to those communications and are not responsible for their content, accuracy, or the outcomes of any maintenance request.
Account termination and deletion
You may delete your account at any time from Settings → Account, which permanently removes your data as described in our Privacy Policy. We may suspend or terminate accounts that violate these Terms or create risk for other users.
Limitation of liability
To the fullest extent permitted by law, Landlord Ally shall not be liable for indirect, incidental, special, consequential or punitive damages, or for property damage, injury, lost profits or lost data arising from your use of the service, reliance on AI output, or any act or omission of a contractor or tenant. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.
Changes to these Terms
We may update these Terms from time to time. Continued use of the service after changes constitutes acceptance of the updated Terms.
